Refinished hardwood floor in a Kansas City metro home, warm amber tones in natural light

Hardwood Floor Refinishing
in the Kansas City Metro

Sanding takes a floor back to bare wood. It comes back with a new finish, in the color you'd choose if you were buying the floor today.
Serving Lenexa, Overland Park, Leawood & the greater Kansas City metro area
My wife has hated our wood floors ever since we built the house. She was never happy with the color or finish. All Dimensions Flooring to the rescue. She is now thrilled with the floors and cannot say enough about the great work of Jason Jespersen and his crew.

Refinishing and Matching In-House
25 Years of Experience

What Refinishing Can Change.

Traffic wear and an old stain are both in the top layer of the wood, and sanding removes that layer. With the old stain gone, the floor can take a different color and a different sheen.

A damaged spot doesn’t take the floor with it. A deep pet stain, a split board or a patch of water damage can be cut out and replaced with matching wood, then sanded and finished with everything around it. One homeowner wrote, after we replaced boards that were badly scratched, “You would never know there was a problem.”

Old Floor, New Wood, One Finish.

When you extend hardwood from one room into another, two things happen. The new raw wood gets stained and finished. And the existing floor, aged and shifted in tone from years of light and foot traffic, gets sanded and refinished alongside it. The aim is a unified floor where the line between old and new is hard to find.

We returned to a beautiful natural oak floor, exactly what we were envisioning, with no evidence of where the new wood starts and the old wood ends.

We install new hardwood as well as refinish it, so both halves of a matching job stay with our crews, and the planning happens with Jason before the work starts. The judgment calls get made in advance and written into the quote: how the new wood will take stain compared to the old, where the seams should fall, what sheen will keep light from catching the transition. By the time the crew is on site, the decisions are settled and the job runs to a plan.

The Visit Comes Before the Quote.

The visit settles what a phone call can’t: how many sandings the boards have left, whether any boards need replacing, how the wood will take the color you have in mind, and the size of the job. An engineered floor’s wear layer decides whether it can be sanded at all, and the same stain reads differently on different species, so those get looked at too. The quote is built on that read. Homeowners write “The final bill came in exactly as quoted” and “on time, on budget.”

Unlike most businesses, Jason never once tried to upsell or push us into a decision we didn't want to make just to get more money out of us.

Sanding Makes Dust. The Job Ends With a Clean House.

No sanding method catches all of it. Our dust control adds nothing to the price of the job. How the dust is contained during the work depends on your house: which rooms are being sanded, what’s next to them, and what’s staying in place. Jason works that out at the visit, like everything else about the job, and walks you through it. What doesn’t vary is the cleanup. Every job ends with one, and reviews of refinishing jobs say so: “the work was clean,” “cleaned up after each day,” and “The dust really isn't as bad as I thought.”

Common Questions About Refinishing

Can my floor be refinished?

Usually. A solid hardwood floor can be refinished several times over its life, and engineered floors with a thick enough wear layer can be refinished at least once, sometimes more. That holds for a floor that has been refinished before, as long as enough wood is left. We check at the visit.

Can I change the color?

Yes. Sanding takes the old stain off with the finish, so the floor can go lighter or darker than it is now, and the sheen is your choice as well.

Can you match new hardwood to floors that have been in my home for years?

Yes. The existing floor is sanded and refinished at the same time as the new wood, with the same stain and finish on both, so where one ends and the other begins is hard to see.

We have carpet next to our hardwood. Is it worth extending the wood?

Often, yes. The new boards are laced into the existing floor, and the whole area is sanded and finished together, so the room that was carpeted doesn’t look like an addition.

How do you handle dust?

Sanding makes dust, and no method catches all of it. How it’s contained depends on your house and is worked out at the visit. Every job ends with a cleanup.

"I founded All Dimensions Flooring with a single goal: to combine the selection of a major retailer with the personal accountability of a craftsman. You aren't handed off to a rotating cast of clerks. You're hiring my 25-year reputation."

If you've got a hardwood floor that needs help, or you want to extend hardwood into a room that doesn't have it, Jason is the person you talk to. He'll listen to what's going on, figure out what's realistic with you, and answer the technical questions you came in with. The phone call is where the rough shape of the job gets established and where you find out whether a visit makes sense for either of you. There's no charge for the conversation, and if a visit does make sense, you'll already know what to expect before he arrives.

Jason has planned refinishing, restoration and matching jobs for 25 years. On the work itself, his role is planning and oversight; the crews handle execution. That structure is what makes the jobs run cleanly.

What customers most often write about in reviews is Jason delivering what he said he would. A floor is a thing you live with every day, and people pay attention to whether the result matches the conversation that set it up.
